South Florida homes fight water, salt, sun, and storms.

Twenty-five years inspecting in Broward, Miami-Dade, and Palm Beach.

We know what to look for. Hidden roof underlayment damage after a hurricane season. Cracked stucco from settling on lime rock. AC handlers eating themselves alive in a humid attic. Panel boxes that won't pass an insurance carrier's review. Every South Florida home has its ghosts — we're paid to find them.

01

Hurricane & Wind Compliance

Roof straps, opening protection, secondary water resistance — the details that lower your premium and stand up during a storm.

02

I started Sune Home Inspection because I was tired of seeing buyers handed reports that read like grocery lists — bullet points with nothing prioritized, nothing photographed, nothing explained.

Every inspection I do, I do myself. You'll meet me on site. You'll get my cell number. And when you have questions about the report a week later — because you will — I'll pick up the phone.

It's not a franchise. It's not a call center. It's one inspector who's been under the crawlspace, in the attic, and on the roof of every home he's ever signed off on.

What buyers and agents actually say.

Joe found a soft spot on the roof decking my last two inspectors missed. We renegotiated $14,000 off the sale. Worth every penny — and then some.

I send every client of mine to Joe. He's thorough without being theatrical, his reports actually close deals, and his turnaround is faster than anyone in the county.

Wind mit dropped our insurance premium by $1,800 a year. Joe walked us through every line of the report on the phone the next day. Zero pressure, just facts.

Questions buyers ask first.

Q.01How long does a home inspection take?+
Plan on 3–4 hours for a standard single-family home. Larger homes, older properties, or multi-unit buildings can run longer. You're welcome to walk the property with me — most clients find it incredibly useful.
Q.02What's the difference between a 4-point and a wind mitigation?+
A 4-point inspection (roof, electrical, plumbing, HVAC) is what insurers require for most Florida homes 25+ years old to even write a policy. A wind mitigation documents hurricane-resistant features and is voluntary — but typically saves homeowners $500–$2,500 a year on premiums.
Q.03How fast do I get the report?+
Same-day turnaround on every standard inspection. You'll have the full PDF report — photo-documented, code-referenced, and prioritized by severity — before the end of business on the day of the inspection.
Q.04Will you call back if I have questions later?+
Always. Every inspection includes a complimentary walk-through call after delivery, and you have my direct number for any follow-ups during the inspection window of your contract — and beyond.
Q.05What areas do you cover?+
Broward County, Miami-Dade, and Palm Beach. Including Plantation, Weston, Coral Springs, Pembroke Pines, Hollywood, Davie, Sunrise, Fort Lauderdale, and surrounding cities. Outside that range? Call — we may still be able to help.
